Your First appointment
DETAILED PROPERTY APPRAISAL AND CAMPAIGN STRATEGY Your Residential Specialist will arrive to you with a detailed property appraisal providing you with in depth snapshot of the current market position relating specifically to your property including comparative sales and current on-market listings.
Once a property walk-through has been conducted, discussing any upgrades or major renovations you may have conducted since purchasing, your ideal outcome and any other important topics of interest that relate to property going onto the market.
At this point, your Residential Specialist will share a Campaign Strategy that is personalised to your property location, style and target market to achieve the desired outcome. This may incorporate any recommendations relating to updates, repairs or maintenance that will enhance the condition and presentation of your home when it is placed under the spotlight. This may include garden and pool tidy up, paintwork, specialist cleaning and other maintenance jobs. We may also recommend partial or full styling.
We will also discuss options relating to advertising specifically focussed on engaging the target audience (potential buyers) that is most likely to be attracted to your property.
If you and your property are ready to go to market, then we may be already having a discussion around finding your next property, if we can provide assistance with this and the level of support we provide to co-ordinate your relation on your behalf.
At the close of these discussions, you can expect to have agreed on a plan and execution strategy that works for you both financially and personally and you will have an indepth understanding of the campaign process, costs involved and next steps.
Once agreed, a 90 Day Exclusive Form 6 Agreement will be signed so that work can commence immediately with making arrangements and attaining final costings (if required) to complete a Campaign Program.
Appointment Follow Up
CAMPAIGN PROGRAM Your campaign program provides you with a timeline of key dates of execution. Any prepration tasks, through to photography, videography, advertising launch, open home and/or auction schedule. This will be accompanied by a Campaign Costing Schedule and final campaign cost schedule and provided to you shortly after your initial appointment..
CAMPAIGN COST SCHEDULE We will make any amendments to the cost schedule folloiwng our home visit and discussion and submit to you along with your Campaign Program
Campaign Kick-off
CAMPAIGN KICK-OFF Once we receive confirmation of your agreeance with the Campaign Program and Campaign Cost Schedule, we move to Campaign Kick-off phase when all our team come together to create a highly engaging campaign strategically designed for your target audience.
REPAIRS, MAINTENANCE, UPDATES & RENOVATION In some cases, we will assist you with the co-ordination of any small or large tasks to ensure your property is presented at its absolute best throughout the campaign. This may include garden and pool maintenance, painting, any repair work, window cleaning, roof cleaning & repairs, cleaning and any other jobs that have been agreed upon.
PROPERTY STYLING Property Styling has been providen to increase the sale value of a home. In some cases, we may recommend accessoring your home working alongisde your current furniture and household items. And in other cases, it may be required to fully furnish a home as it might already be empty. We will oversee the install and removal of your styling package.
PHOTOGRAPHY & VIDEOGRAPHY We work alongside some very talented photo and videographic specialists who are exceptional at capturing the most prominant features of your home and enhancing them in such a way that is as close to the real picture as possible. We put a lot of effort into creating media assets that make your property ‘pop’ and inviting intrigue.
CREATE MEDIA ASSETS FOR ADVERTISING This is the first most important step in creating your advertising campaign. We place a great deal of importance in how your campaign will attract the widest possible audience to enquire and attend the open home events. The more buyers who attend, the more competition is created which assists in achieving the best possible sale price. The campaign is built to reflect your property location, style, features, varying demographics of potential buyers and price range. Your campaign has to tell a story, take them on a journey of intrigue and delight so that they will want to inspect.
The types of media assets we may wish to incorporate are;
Professional Photography - Daytime and Twilight. This will include showcasing the block, boundary, location, key location features i.e. waterfront, hinterland, beachside, oceanfront and twilight will enhance the interior finishes and style
Videography - To tell a story, take them on a journey
Print, Digital and Social Media - So we place your property in the spotlight to the widest audience
Direct marketing - This is a buyer-match activity we perform to our extensive database of clients who are actively in the market to buy a property such as yours
