One of the questions we're being asked each week is, “Should we wait?” And our answer is often another question: “What exactly are you waiting for?”
Sometimes waiting is absolutely the right decision. But waiting for the market to “get better” doesn't necessarily mean the outcome will be better for you.
When considering a move, attention naturally turns to the value of the home you already own. What is it worth today? What might it be worth in another six or twelve months? But if selling one property means buying another, there is another side of the equation.
While you're waiting for the value of your property to rise, the property you hope to buy isn't standing still either.
In a rising market, you may achieve more for your current home, but the property you want to buy is also likely to cost more. If you're moving into a higher price bracket, the gap may even become greater.
The number that matters isn't simply what you sell for. It's the position you're left in afterwards.
Interestingly, a slower market can create opportunities of its own. With fewer competing properties, a well-prepared home has a greater opportunity to stand out. Trades, suppliers and services may have greater availability and flexibility, giving you more negotiating power when preparing for and making your move.
And that bargaining power can extend to the other side of the transaction. The property you've identified as your “new chapter” is sitting in the same market. Its owner may also be more open to negotiation on price, terms or timing.
When the market heats up, you don't only become a seller in a stronger market. You also become a buyer in one.
So perhaps the question isn't simply, “What is my property worth?” Perhaps it is: “Where does my property put me in relation to where I want to go?”
Sometimes waiting will make perfect sense. Sometimes moving in a quieter market may create opportunities you hadn't considered.
Understanding the value of your home is important. Understanding what that value enables you to do next is where the conversation becomes far more meaningful.
